Jennifer Lopez and ARod have an apt on Upper west side

According to Architectural Digest, Alex Rodriguez and Jennifer Lopez have been renting an upper west side apartment in 15 Central Park west, the limestone condo near Lincoln Center on Manhattan’s upper west side. Apparently, the lease will be up and the apartment,  will be for rent for $11,500 come September 1.  The apartment is 1,079 sqft with a 111 sqft private terrace.

The Author-  Brian Silvestry , a licensed real estate broker, has been selling residential and commercial real estate since 1999. He has sold in every neighborhood from Battery Park City to Washington Heights.

Guess who lives at 15 CPW?

The building has the nickname “hedgie hive” because of the plethora of hedge fund owners/employees that live there. Denzel Washington makes his home there as well as Bob Costas and countless oligarchs including the one who held the previous record of most expensive residential apartment purchase before being broken by One57’s closing this year over $100mm.

The building is clad entirely in limestone and is actually two building separate by a motor court. The tower and the house as they are called share a private restaurant, gym, and lap pool. Prices which seemed high at the inception in 2008 now are only a fraction of their current levels.  The address alone conveys a special cachet of status.

New study shows a map of wealth in NYC

A new map is showing the distribution of wealth in NYC based on apartment value. The study shows areas where the highest concentration of apartments are worth more than $5mm, $15mm and $25mm.

Not surprisingly, Lincoln Square well mostly 15 CPW leads the way with a concentration of 206 high value condos totalling more than $3 billion in value.  Clusters of wealth by apartment value also are heavily present on Fifth avenue, downtown and in Brooklyn.

15 CPW on the Upper West side tops list of 10 most expensive Manhattan buildings

Not surprisingly, 15 Central Park west on the upper west side has topped the list of the 10 most expensive buildings in Manhattan. Also, on the list are 838 Fifth avenue, One57 and The Plaza. 15 CPW still holds the record for most expensive sale of a Manhattan residential apartment at $88 million. This record is going to be challenged this year by a handful of penthouse apartments which are asking north of $100 million.
