80 Central Park west Building Profile

80 Central Park west, the postwar co-op that sits on the corner of 68th street in the Lincoln Square area of the Upper West side has only 3 of it’s 172 units available for sale. Given that the building, which stands at 24 stories, is so well located,  it is not surprising that 2 of those  3 units are in contract. The only available apartment is a 17th floor offering with views of Central Park as well as the midtown skyline. The apartment has monthly maintenance of just shy of $1700 and appears to be about 800-900 sqft. It is being offered for $1,875,000.

This pet friendly building has an impressive lobby, 24 hour doorman, live-in-super, garage, central air conditioning, laundry and bike storage. The building features studios to 3 bedroom apartments. In 2015, there were 2 sales and not surprisingly both of those apartments sold over their initial ask.

In 2014, 11 apartments changed hands ranging from a studio for $585k to a 2bd/2ba for $5.75 million. That apartment, 14B,  was extensively renovated and had almost 32 feet of frontage on Central Park with a wraparound balcony.

Perhaps what is most interesting about this building besides that many apartments come with terraces is the way it is a postwar building in the middle of the historical district of the Upper West side where there are many classic prewar buildings. As a result, prices are not astronomical as compared to some of it’s neighbors both north and south.

For me ,this building reminds me a little of the Park Ten at 10 West 66th street which was built around the same time and has a lovely lobby and a garage as well.

Bike lane coming soon to Amserdam ave on the Upper west side

Plans for the proposed bike lane on the Upper West side are moving through the pipeline according to LINK. The proposal would create a protected bike lane on Amsterdam avenue and dedicated turn lanes. As a result, car lanes would be reduced to 4 from 3.

The timing of this bike lane and proposed improvements comes at a time when there are more bicyclists on the road thanks in some small part to Citibike’s expansion on the upper west and upper east side. Currently, there are several stations on the Upper west side including one at 85th street and Central Park west.

What do you think of this plan for the stretch between 72nd street and 110th street?

400 Central Park west apt 19T enters the Manhattan market

400 Central Park west, a 19 story condo with low monthly charges, and over 400 units has only one available condo for sale. It is apartment 19T which is a JR1 that can easily be converted to a 1 bedroom. The apartment features hard wood floors, plenty of closets, a galley kitchen and a beautiful view of the entire northern section of Central Park and a peak of the Ed Koch bridge.

The asking price is $770k. CC $402 per month and taxes $220 per month.

Part of the reason that there are so few apartments for sale is that besides Central Park, you have Whole Foods, Michael’s, TJ Maxx, Modell’s and Bare burger right around the corner. The building offers parking(wait list) for a reasonable $204 per month and has a laundry room, exercise room, bike storage and an easy sublet policy.

Thinking of buying a NYC apt for the schools?

If you are considering buying an apartment in New York City to be zoned for a particular school, there are a couple of things to be aware.

1- Due to crowding in some public schools, there is talk of rezoning, most recently in Manhattan’s upper west side. The school in question is the desirable PS 199 on West 70th street. According to LINK, this year, there was a waitlist of almost 100 zoned students for kindergarten. As a result, there is talk about rezoning and unsurprisingly tremendous pushback from the community. The pushback comes both from parents who are zoned for PS 199 and non-parents who do not want to see the real estate values affected by a rezoning.

2-It is wise to speak to the parent coordinator for the school to see if rezoning is planned. You can find their information on the school site. They may be able help you to know if there is a planned rezoning.

Families stay in small spaces to preserve childrens’ and their friendships

In the Sunday NY Times,  there’s an interesting article about people staying in smaller apartments because of the friendships that they and their children have made within the building. In one of the example a small family remains in a 500 square foot apartment because of the relationships that they and their children have made. The children play together in each other’s apartments or they have dinner sometimes at their friend’s apartment. This feeling of family can sometimes fill a void of missing their own families who may be located in other states and only visit occasionally.

In one such case, a family was about to leave their 1000 sqft apartment in Brooklyn for a townhouse but never moved in because they couldn’t leave their child’s friend behind. In another case, on the Upper west at the Park Royal, the parents have become very close friends and while they realize that the children may grow apart, they will remain friends.

It’s an interesting trend, as more families stay in buildings in Manhattan, there are more children and buildings can become communities. I know in our building on the upper west side at 400 Central Park west, we definitely sense that feeling of community. Now that we are expecting our first children, we have so many lovely neighbors and friends who have offer to help us out with walking dogs or taking care of our triplets. It’s a very nice trend.

Thinking of buying on Central Park west?

If you are thinking of buying on Central Park west, one of the most classic building to examine would be the Emery Roth designed San Remo. The San Remo located on Central Park west between 74th and 75th street was converted to co-op in 1972 and is 27 stories tall including two 10 stories towers. Residents enjoy 24-hour doormen, state-of-the-art healthclub, community room and a storage room. Some apartments have terraces and there are some duplexes and plenty of pre war charm throughout the residents. Currently, there are 4 apartments available for sale from $5.3 million for a 2bd/2ba to $75 million for Demi Moore’s Penthouse.

Recent sales include apartment 7E which was an estate sale of approximately 4000 square feet that sold for $16 million in July of this year. The asking price for apartment 7E was $15.1 million and it sold about 4 months after it listed for sale. The carrying charges for this apartment were $8510 per month and it had 4bd/4.5 bathrooms.

The Dorilton Upper West side jewel Building profile

The Dorilton at 171 west 71th street on Manhattan’s upper west side is one of the most beautiful buildings in Manhattan. Built in 1902 and designed by Emery Roth, this Beaux Arts prewar co-op features 57 units over 13 floors. The building was maligned in its time for being too ornate. The building features include a 24 hour doorman, laundry in building, roof deck, and basement storage. It sits at the corner of West 71st street and Broadway where you will find Trader Joe’s, The Gap,Coach,Brooks Brothers, Hugo Boss and Gracious Home all within walking distance. Currently, there is some facade work going on.

Availabilities are limited to one duplex that is for sale for $9.2 million and is in contract. Apartments are known for their beamed ceilings and fireplaces.

Chipotle to open in Columbus Square on UWS

The shopping center that already includes Whole Foods,Sephora,Michael’s, TJ Maxx, and Bare Burger will have a Chipotle soon as well. Signage went up just this week. This means that nearly all of the spaces except a couple have been rented in this retail center. The Chipotle will be located at 805 Columbus avenue on the eastern side of the street. Do you think this is a good addition to the location?

Thinking of buying an apartment on the Upper west side?

According to the NYPost, the upper upper west side from 96th street to 110th street is a section of Manhattan to take a closer look if you are considering purchasing. I have lived in this neighborhood for 11 years in Park West Village- where 4 of the 7 seven buildings are condos and 3 remain rentals. Over the last several years, we have seen the emergence of the Columbus Square shopping center with Whole Foods as the anchor and recent additions include Bare Burger and Yogurt land.

Often overlooked and not mentioned in the NY Post article,  the Park West Village condos include 372,382,392 and 400 Central Park west. One of the few condos on Central Park west, prices have risen but still are a reasonable $1500-1600 per square foot on average with very low monthly charges. Common charges and taxes together for these postwar buildings are about $1 per square foot. So a 1140 square foot 2bd/2ba with a balcony can be had for about $1.8-$1.9 million with monthly charges of about $1200 per month. How many buildings can make that claim?

Another offering is the redesigned 360 Central Park west which is at the corner of  96th street and Central Park west. Prices start around $1.6 million for a 1 bedroom apartment.
