Facade work going on at the Dakota

These pictures just taken show the Dakota undergoing some sort of work. The exterior facade on 2 of 3 sides has scaffolding and a sheath covering it. The North side of the building is free of any scaffolding at least for now. The building known for it’s famous residents including John Lennon and Yoko Ono.

Six apartments in the iconic co-op are available for sale from $1,850,000 for a one bedroom with carrying charges of just under $3,000 to over $16 million for a 3 bedroom with a monthly maintenance of over $11,000.

Snowstorm dumps 4″ then leaves just as quickly

Yesterday morning Central Park was covered in snow and by the late afternoon it had almost all melted away. Here’s what it looked like early Friday morning on Manhattan’s upper west side in Central Park .

According to LINK, the portion of the Upper west side from 96th street to 116 street is booming. As a result, 7 residential developments are either already selling or in the pipeline. It’s no secret that as the upper west side has gotten more expensive, some residents have moved further north to the upper reaches of the UWS or into Harlem. The most interesting new development in my opinion is Circa Central Park which is a ground up construction on the site that used to have a gas station at the corner of 110th street aka Central Park North and and 8th avenue. With less than 40 units and pent up demand, sales will be brisk. The development wil average between $1500 and $3000 per square foot. The developer Artimus is the same developer as the highly successful One Morningside Park at 110th street and Morningside avenue.

 

Amsterdam Upper west side bike lane debate continues

NYC has proposed to build a protected bike lane on Amsterdam avenue from 72nd to 110th street. As someone who rides through that area, I think it’s a great idea. We already have a protected bike lane on Columbus avenue and of course safe biking in Central Park. Some local residents are concerned that a bike lane may contribute to even more congestion on Amsterdam avenue due to deliveries.

With several Citibike stations installed throughout the Upper west, a new bike lane would be a welcomed addition for many residents who use the service and cycle through.

752 West end avenue sold for $146 million

Stellar Management has closed on 752 west end avenue aka The Paris New York for $146 million.  The Art Deco residential building built in the 1930s was a few years ago marketed as condos then the sponsor sold it to another party who has now conveyed it to Stellar. The building remains a rental building with about 200,000 sqft spread over 24 stories. Currently, there are 10 apartments for rent ranging from $3145 for a 480 sqft 1 bedroom/1 bath to $15,495 for a 3 bedroom/3.5 bath 2192 sqft 10th floor apartment.

The Paris New York was originally the Paris Hotel and is located on the corner of 97th street and WEA, close to Riverside Park.

Smoke Jazz club on Upper West side

Today’s Huffington Post takes a look at the Jazz supper club “Smoke” on Broadway and 106th street on Manhattan’s upper west side.  The author calls it Manhattan’s best and I would agree. It’s a neighborhood institution and wonderful that it exists on the upper west side.

Phone booth in NYC?

I was reading somewhere that during Halloween in a suburban area someone had set aside a phone that was to be used to call the person inside the house. The children didn’t call and when asked why they responded that they didn’t know how to dial.

I wonder how many of these scenes you will see in New York City in the coming years. This phone booth was found on West end avenue near 104th street on Manhattan’s Upper west side.

I had attended a event earlier this year through the French American Chamber of Commerce where the CTO for NYC had actually said that there was a plan to convert existing phones to wifi hot spots.

LPC approves Collegiate Church’s UWS condos

The LPC approved a contextually conceived condo development that will help Collegiate Church to raise capital for their charitable functions both nearby and throughout the world. Two buildings-260 west 78th street and 378 West end avenue on Manhattan’s upper west side will be built as one development on Manhattan’s upper west side.

COOKFOX architects designed the project. Given the success of similar new buildings in the area we can imagine family sized apartments probably ranging from $2500 and up per square foot.

Joan of Arc statue centennial celebration on the Upper West side

On Thursday morning, a ceremony organized by the local community celebrated the centennial of the Jean of Arc Statue. The monument itself was a tribute to the friendship of France and the US. Honoring the bond between these two countries is even more significant given the recent terrorist attacks in Paris.

The statue is in Riverside Park at Riverside drive and west 93rd street on Manhattan’s upper west side. The local community is raising funds to restore the statue to its original glory and towards that end has already raised $5,000 from neighbors.

Which NYC neighborhood tips delivery the least?

Seamless and Streeteasy did a study of neighborhoods and tipping and found that some of the wealthiest nabe’s by cost of real estate actually surprisingly tip the least.  On top of that list is Manhattan’s Upper west side. The median tip for the Upper West side and TriBeCa is around 15%. However, both neighborhoods were bested or maybe more appropriately worsted by Upper Carnegie Hill which average just over 12% in tips.
