I have been in the real estate industry first as a licensed agent and as a broker since 1999. I have sold in every Manhattan neighborhood though do work a lot on the Upper west side where I live and upper Manhattan. I speak French,Portuguese, and Spanish.
As part of our continuing series of taking a look at buildings in Manhattan, today we turn our attention to the Strauss Park, a 22 story, 64 unit condo on the Upper West side at the corner of 107 street and Broadway. It is comprised mainly of 2 and 3 bedroom apartments with a couple of combination units which are even larger. Originally called the Opus condo when it was first built, the building has a unique rounded edge kind of like the bow of ship.
The building took it’s name from the small park that is in front of it on Broadway. Riverside Park is also nearby as are tons of restaurants and of course the subway which is on 110st and Broadway just 3 blocks away.
Currently there are two 3 bedroom apartments available both with 2.5 bathrooms. 11D is asking $2.195mm and 10D is asking $2.189mm.
The Orion condominium has 60 stories and 551 units and was built in 2006. It has a fitness center, lap pool, whilpool, club and screening room, business center, and multiple sundecks. There are currently 24 apartments in the market according to streeteasy.com with 5 of them in contract. They range 800k for a 520 sqft 5th floor studio to $3.5mm for a penthouse apartment. There is a 421a tax abatement which expires in 2008.
Apt 1C which is a 2bd/1.5 bath apartment on the first floor is now in contract. The coop in a boutique upper west side building with a roof deck and laundry was renovated by the owners to prepare for sale. The property was in the market only about 2 weeks when the buyers saw it. Below see pictures of the interior after the reno was completed.
410 Central Park west is a prewar building built in 1929 at the corner of 101 street and CPW. The building itself has a live-in-super, Laundry,Bike room and allows pets and subletting. It is comprised primarily of 1 and 2 bedrooms but there are a couple combination units which are larger. Maintenance is reasonable for the Upper west side. 15B a 2bd/1.5 bath apartment sold about 1.5 years ago and the maintenance was only $1933 according to the listing on Streeteasy.
200 East 94 street, 52nd and 8, 325 Lex…Several new buildings are catering to an underserved market. With prices for some of these buildings starting in the low’s 700’s or 800’s, Manhattan buyers have a chance to get a foothold in the market and in a building with luxury amenities like pools, roof decks and so on.
The 2 bedroom 2 bathroom condo with low monthly charges and a balcony with Central Park views has had a price adjustment which makes it even more attractive. The price for this 1140 square foot south facing condo is now $1.75million. An open house is planned for Sunday 1-2pm. Follow the link for more pictures and floorplan. Developers of high end property are looking for ways to push the edge and create a unique product to justify the high prices that their NYC new developments are asking. One way is to maximize views by using curved glass in a NYC condo. One57 on West 57 street aka Billionaire’s Row used it and now 50 West street uses it even more. 50 West is a 191 unit condo that is experiencing much success with 83 units already in contract ranging from 1.39million to just over $22mm for a penthouse according to Streeteasy.
The NYDN is reporting that several of the most expensive apartments in Manhattan are cutting their prices including a penthouse in Tribeca where the price is being slashed from $40mm to under $30mm for a 7000+/- space. At the same time, while other units incuding one at The Pierre are also slashing their prices, other developers are taking aim at the $100mm record set this year by the sale of an apartment at One57 on Billionaire’s Row.
Those developers inlcude 550 Madison aka the Sony building condo conversion where an apartment will reportedly ask $150mm, 520 Park avenue which will have a penthouse asking $130mm and 220 CPS where its’ top asking price is rumored to be $175mm!
