Passive homes gaining traction in NYC


Passive homes are starting to gain traction in the NYC real estate market with a few projects done and more on the way according to the NYT Sunday real estate section. These homes reduce the loss of energy tremendously by more efficient construction materials including thick insulated walls and double pane windows. They do not have traditional heating and cooling systems but rather use a system that exchanges interior and exterior air.

272 west 107 street The Strauss Park Condominium


As part of our continuing series of taking a look at buildings in Manhattan, today we turn our attention to the Strauss Park, a 22 story, 64 unit condo on the Upper West side at the corner of 107 street and Broadway. It is comprised mainly of 2 and 3 bedroom apartments with a couple of combination units which are even larger. Originally called the Opus condo when it was first built, the building has a unique rounded edge kind of like the bow of ship.

The building took it’s name from the small park that is in front of it on Broadway. Riverside Park is also nearby as are tons of restaurants and of course the subway which is on 110st and Broadway just 3 blocks away.

Currently there are two 3 bedroom apartments available both with 2.5 bathrooms. 11D is asking $2.195mm and 10D is asking $2.189mm.

There are currently 24 apartments in the market according to streeteasy.com with 5 of them in contract. They range 800k for a 520 sqft 5th floor studio to $3.5mm for a penthouse apartment. There is a 421a tax abatement which expires in 2008.

410 Central Park west is a prewar building built in 1929 at the corner of 101 street and CPW. The building itself has a live-in-super, Laundry,Bike room and allows pets and subletting. It is comprised primarily of 1 and 2 bedrooms but there are a couple combination units which are larger. Maintenance is reasonable for the Upper west side. 15B a 2bd/1.5 bath apartment sold about 1.5 years ago and the maintenance was only $1933 according to the listing on Streeteasy.
