Thinking of buying a 3 bedroom on the Upper west side?
With more families than ever looking to stay in Manhattan instead of relocating to the suburbs, family size apartments are in demand. Despite the luxury market being glutted, prices have not substantially come down in Manhattan’s real estate market as a whole. Assuming you do not want to subject your entire financial history to the scrutiny of a co-op board, your first choice is probably going to be a condo. A quick search on streeteasy finds only nine 3 bedroom and 3 bathroom condos on the upper west under $4 mm. Between $4-5mm, you have another 11 listings to look at including a couple in newly constructed buildings.
Compare that with co-ops, there are 18 co-ops for sale under $4 million with at least 3 bdrm/3baths and another 7 offered between $4 million and $5 million.
So altogether on the Upper west side under $ 5 million you would 45 apartments to choose from which is not many.
Central Park tennis courts closing for the season soon
On Manhattan’s upper west side, the oasis well known to the tennis fanatic as the Central Park tennis center, is set to close November 20th. But wait…There is talk of an extension. Stay tuned or just check in with the tennis center to see if in fact you only have 11 more days to play outside on one of the 26 Har tru tennis courts mid park at 94th street.
Thinking of buying an Upper west side townhouse?
Perhaps you should take a look at “Doctor’s Row” which is a section of townhouses on Manhattan avenue between roughly 104th to 106th street. Ideally situated only one block to Central Park, and subway access, this historic district might slip under your radar unless you were looking for it.
According to public records, three townhouses have sold this year alone which is a mini flurry of activity for this section of Manhattan’s upper west side.
128 and 134 Manhattan avenue had similar dimensions(16 by 58 building and 16 by 86 lot size) and sold for $4.445 million and 5.35 million respectively. 111 manhattan avenue sold for $3.1 million due to an interior size of 18 by 40 and a lot of 18 by 50. Currently, there aren’t any houses for sale.
952 Columbus avenue 15 units coming to the market soon
A joint venture between a church and developer will be yielding a 15 unit condo on the corner of West 107th street and Columbus avenue. The church will be on the ground floor and the condos above will range from $885k for a 1 bedroom to $2.75 million for a penthouse. Douglas Elliman will be handling the sales of the condo units which will begin shortly.
Halloween in Riverside Park
In Riverside Park, on Manhattan’s Upper west side, The Halloween children’s parade took place at about 3:30pm today with many participants. The children marched from the Soldiers and Sailors monument on west 89th street down to the Hippo Playground. The Parks dept provided donuts and there was live music as well.

Fall foliage in Central Park
As we get deeper into the Fall season, more and more of Autumn’s colors are on display in Central Park. On Manhattan’s upper west side at west 100th street there is a “lake” aka the pool which is ideal place to view the colorful show that was once described as fireworks in slow motion. Here is an appetizer of what is to come.
Central Park Conservancy to restore paths, meadow near 86th street
One of the few areas of Central Park that has not seen restoration in the last 30 years will be received a $5 million face lift thanks to the Central Park Conservancy. The Meadow area which is mostly dirt on the way to the Reservoir near the 86th street entrance will get some new grass and sidewalk improvements as well to make the area around and to the Reservoir more accessible to people with disabilities.

418 Central Park west aka The Braender condo located between 101 and 102 street in the Manhattan valley section of the upper west side, features 88 units and a unique facade. The doorman building has storage, laundry and bike room. The building is located directly across from Central Park and within 1 block of the B,C subway and a short walk to the shops at Columbus Square including Whole Foods, Michael’s and Home Goods.
Recent sales included a renovated 3bd/3ba with park views that went for $2.4 million. Common charges and taxes were combined $2098 for this 1372 sqft condo. Pretty reasonable given the location. Currently, no apartments show available for sale and there is one rental of a small 500 sqft 1 bedroom for $2400.
