Searching for an apartment on the Upper West side?

If you are searching for an apartment on the Upper west side of Manhattan, perhaps you will find the NYT The Hunt article interesting. A couple of flight attendants had a tiny 350 sqft apartment in a walk-up on the upper east side and then decided to trade up.

Along the way, they were turned down by a Board on the Upper East side, then changed brokers and went searching on the Upper West side with a max budget of $700k.

Tennis anyone? Central Park opens tennis courts opening Monday!

Do you play tennis on the Upper west side? With 26 Hartru courts and several  hardcourts for lessons located mid park at 96th street, maybe you should. A full season permit only costs $200 and for seniors and minors it’s about 1/10th of that for the whole season.

You can obtain your permit online or in person in several locations including Paragon Sports downtown and the Arsenal on 5th avenue.

361 CPW Church conversion moves forward

The condo conversion of the former Church at 96 street and Central Park west on Manhattan’s Upper west side received a zoning exemption from CB7.  Now the developer will go forward to the next series of approvals. Eventually, their plan will include adding more window and possibly a penthouse to the church as well.

Where on the UWS should we build affordable housing?

Originally, as part of the development in Riverside South, The Collegiate School was supposed to build 55 units of affordable housing on site. Earlier this year, their proposal to contribute $50mm instead of building out the apartments was accepted by the City of New York. Next month, at a Community Board 7 meeting, residents will have a chance to weigh on possible locations. The Collegiate School will be located at 61st and Freedom Place and locals are hoping the affordable housing will be as close to the Riverside South development as possible.

The Chatsworth, a Beaux-Arts Restoration project of HFZ Capital will have 136 units ranging from 2-5 bedrooms. It is located at Riverside Drive and 72 street and prices range from $2.875 to over $10mm.

The redesigned Coop has 10 units in the market with 1 in contract. Sales started in February. The building features a resident lounge with a catering kitchen, activity room, bike and additional storage.

As part of our continuing series of taking a look at buildings in Manhattan, today we turn our attention to the Strauss Park, a 22 story, 64 unit condo on the Upper West side at the corner of 107 street and Broadway. It is comprised mainly of 2 and 3 bedroom apartments with a couple of combination units which are even larger. Originally called the Opus condo when it was first built, the building has a unique rounded edge kind of like the bow of ship.

The building took it’s name from the small park that is in front of it on Broadway. Riverside Park is also nearby as are tons of restaurants and of course the subway which is on 110st and Broadway just 3 blocks away.

Currently there are two 3 bedroom apartments available both with 2.5 bathrooms. 11D is asking $2.195mm and 10D is asking $2.189mm.

It is comprised primarily of 1 and 2 bedrooms but there are a couple combination units which are larger. Maintenance is reasonable for the Upper west side. 15B a 2bd/1.5 bath apartment sold about 1.5 years ago and the maintenance was only $1933 according to the listing on Streeteasy.
