If you are thinking of buying on Manhattan’s upper west side, maybe you should take a look at 370 Central Park west. The 6 story co-op at the corner of West 97th street and Central Park west is a small building with a lot to offer. 370 CPW has a great staff, is pet friendly, well managed and has an interior garden for residents. The building is full of charm and some of the apartments have wonderful details like moldings, casement windows, and even fireplaces.
Unfortunately, the only availability in this boutique building with just over 70 residences is a rental for $5700 per month. Having been in several of the apartments, I would recommend to get something on the sixth floor if possible because of the high ceilings or an apartment with a view of the park. Those do not come up that often so if it does, get ready to pounce on it!
The Church site at West 96th street and Central Park west has remained dormant since the variance was denied so that it could add extra windows. They were seeking to convert this landmark church to condos after purchasing it in 2014 for $26 million. Condos on Central Park west are a rarity and the success of 360 CPW points to this being a successful one if it ever happens.
So much talk about this being the dead time of the year for rentals yet some well priced apartments do rent. A 1 bedroom apartment with an 18′ foot south facing terrace in a full service building with gym, laundry, 24 hour attended lobby and many other amenities was rented for $3,200. Priced below the market to garner a quick rental, it lasted less than 6 weeks on the market even though it listed for rent during the holiday time.
Madonna has been in and out of litigation with her co-op board at 41 Central Park west on more than one occasion. The co-op board apparently had changed the rules requiring a shareholder to be present in the apartment while other family members or domestic help are there as well. There goes the idea of using her Harperley Hall upper west side cooperative as a place for her domestic help to stay while she slums it in her Upper East side mansion or tours. The judge hearing her suit will rule in the coming days but denied to give her any special treatment.
This points to the idea of how a co-op works. They change the rules and then as a shareholder,(even if you are Madonna) you have to abide by the rules or they can evict you and terminate your proprietary lease. The relationship that you have with your co-op board is more like a landlord(them) tenant(you) one than in a condo. In a condo, it’s much more difficult to remove an owner who may be ignoring the rules.
Last week, I was walking across Central Park West at West 100th street and a car turned in front of me. At that time, the police car that is frequently stationed at West 100th street and CPW, did an immediate U-turn and pulled the driver over. I thought could it be that the driver was pulled over for not yielding to a pedestrian in the crosswalk? Nah.. But then, the same exact thing happened this morning at which point, the police immediately pulled over the driver. Then about 30 minutes later, at the very same intersection, I saw a very rare sight. Two bikes that ran through the light at West 100th street were stopped by the same police cruiser written summons. Could there be a shifting in the enforcement of the laws in favor of pedestrian safety?

The 400 Central Park west condo is located at the corner of West 100th street and features a 24 hour concierge, on site super as well as management, in addition to a bike room,storage, childrens’ playroom, laundry and private gardens. Parking is available on a wait list and at this point takes about 1.5 years but costs just north of $200.
The apartment itself featured a living room/dining room, galley kitchen and south facing balcony with beautiful views of Central Park. The market below $2 million continues to move well and apartments in this building as well as the Park west Village complex continue to sell.
