As previously reported in this blog, 2015 will see approximately 6500 new condos enter the market and according to the real estate industry about half of those apartments will be in the affordable luxury market. This is roughly defined by a price tage of $1700 to $2300 per square foot. So a 1000 to 1100 sqft apartment will come with a price tag of around 2 to 2.5 million depending on floor and views.
One of the first buildings entering the market is located at 53st and 8th avenue and is a condo conversion of a building built in 1979. It will have high end appliances including Bosch washer and dryers and will feature amenities like a doorman, spa, and rooftop terrace. Prices will start around $1 million. Sales start soon and should be brisk given the price point. Also entering the market soon with prices starting in the low 700’s will be 300 E 64 street and 325 Lexington avenue.
