Developer gets green light to do condo conversion at 361CPW

The developer has finally received the approval earlier this week by the Landmarks Preservation Committee to go ahead and convert the former church at the corner of 96st and Central Park west to 39 condos. Additional windows will be added to the 96 th street side as well as the north side of the building.

The building was purchased in June of last year for $26mm and has over 33k sqft in total.

175 West 95 street NY,NY 10025 New developement spotlight

175 West 95th, a recently converted condo between Columbus and Amsterdam avenue on the Upper West side is off a very good start with sales. According to Streeteasy, this building has 24 contracts out and 12 available properties. They range from a studio for $630k to a 3bedroom for $2,020,000. The most expensive property in contract is a 2bd/2ba with balcony that was asking $1,555,000. Guess who lives at 15 CPW?

The building has the nickname “hedgie hive” because of the plethora of hedge fund owners/employees that live there. Denzel Washington makes his home there as well as Bob Costas and countless oligarchs including the one who held the previous record of most expensive residential apartment purchase before being broken by One57’s closing this year over $100mm.

The building is clad entirely in limestone and is actually two building separate by a motor court. The tower and the house as they are called share a private restaurant, gym, and lap pool. Prices which seemed high at the inception in 2008 now are only a fraction of their current levels.  The address alone conveys a special cachet of status.

It is located on West 94 street between Broadway and West end avenue. The Leader House sits at the corner of 93 street and Columbus avenue on the upper west side. It has 279 units and was converted in 2007. The amenities include an attended lobby, gym, and a 17,000 sqft landscaped terrace. Currently, there is an addition of new retail to the building’s ground floor. 247 CPW closes for $25mm

One of the few townhouses on CPW has changed hands for $25mm. The 22 foot wide Queen Anne style townhouse near the corner of West 85 street on the Upper West side, was sold at less after chopping it’s initial asking price from $32.7mm to $27.75mm.

The townhouse features over 10k sqft and a 60 ft indoor lap pool. It was purchased in 2006 from Abigail Disney, a grandniece of Walt Disney for $15mm.

Central Park west apartment enters the market at $42mm

Apt 9BC at 101 CPW on Manhattan’s Upper West side has entered the market for $42mm. It offers 7000 +/- sqft plus exterior space, and 100 feet of frontage on Central Park. The property was purchased in 2003 for roughly $12mm and the owners spent 3 years renovated the apartment according to the broker.  The monthly carrying charges for apt 9BC are $14,057 according to the listing on streeteasy.

The building itself is a prewar coop building with 18 floors and just under 100 units and occupies the block between 70-71 street on CPW. There are 4 other listings at 101 CPW for sale with 2 in contract. All 4 of the other properties are 3 bedrooms and the prices range from $4.99mm to $6.99mm.

15 West 96 street site of future 22 story condo

CurbedNY and YIMBY are reporting that three small townhouses will be demolished to make room for a 22 story condo building at 15 West 96 street. The building  can be built without LPC approval because it is just outside of the historic district. Reportedly, each floor will house a full floor condo except for the duplex penthouse. Since it’s on the North side of the street, the southern exposures will be nice from these apartments and the views especially above the tree line should be excellent.
