Central Park tennis center to open April 2nd

It’s that time of year. Monday is officially the first day of Spring and that means opening day at the Central Park tennis courts. Located mid park at 93th street, they are home to 26 Har tru courts and five hardcourt courts which are used for teaching once the season starts. The hardcourts stay open all year long and are free out of season. You just need to put your name on a sign in sheet.

Snowstorm dumps 4″ then leaves just as quickly

Yesterday morning Central Park was covered in snow and by the late afternoon it had almost all melted away. Here’s what it looked like early Friday morning on Manhattan’s upper west side in Central Park .

Circa Central Park Harlem’s newest development

Circa Central Park- the new development condo being constructed by Artimus Construction at 285 West 110th street is progressing along in the construction stage. Sales have not begun yet at the 48 unit building located at Frederick Douglass Circle. For market rate apartments, prices will start at about $1 million. 10 units will be sold below market via a lottery system in the building being designed by FXFowle Architects. It will reportedly have 3 penthouses, high end finishes and a 2 story lobby as well as a common rooftop deck. Prices for a few 2 bedroom/2bathrooms on low floors are reportedly around $1.8 million with carrying charge of around $1100 per month not including the taxes which will be abated.

Central Park NYC Fall folliage tour

Some of the nicest fall folliage is available for viewing just inside Central Park around the pool area near West 100th street and Park West Village. Here’s a sneak peek but make sure to hit the park before all of the leaves fall off the trees on the Upper West side.

Circa Central Park new condo construction update

Circa Central Park, the building that is being constructed on Frederick Douglass Circle, is progressing nicely. Built by the same developer that brought to the market the successful One Morningside Park at 321 West 110th street, there will be a total of 78 units ranging from 1 to 5 bedrooms. Prices will start at $1.1 million and many of the homes will have panoramic views of Central Park.

321 West 110th street had 55 units and 2 bedroom/2bathrooms were sold for north and south of $2 million.  Currently, there is one apartment available of just under 1400 sqft and it is asking $2.5 million. There are also two small studios for sale. One Morningside is just one avenue west of Circa Central Park and will directly influence the prices at the new building. Expect prices in the vicinty of $2000 per square foot.

Circa Central Park will benefit from proximity to Central Park and Morningside Park, subway access and Harlem’s Restaurant Row.

 

 

Pope closes nearly half of Central Park

As a result of Pope Francis’ procession through Central Park, nearly half of the iconic park will be closed. Pretty much everything south of W 81st street and E 79th street will be off limits without a ticket. 80,000 are expected to witness the Papal visit. Tickets were awarded on a lottery basis. 370 Central Park west apt 610 In contract

This loft apartment located in a tudor style co-op on 97th street and Central Park west is now in contract. The asking price for the approximately 957 sqft apartment was $1,150,000. Interest was strong due to the 12 foot ceilings, large northern windows and prewar building. The apartment was staged by Rough Luxe Staging shortly before July 4th and within 1 month the buyer came to see it.

 

 

Central Park permanently Car free

According to DNAINFO, Central Park above 72 street will become car free permanently. Local politicians have been pushing for this change for the last several years. Mayor DeBlasio has now made both Central Park and Prospect Park car free.  The DOT in New York did research to see if there would be impact of making the park car free and found there would be little or no impact on traffic congestion.  The transverses will remain open for vehicles.
